01 / Understand the loan

What Are Fix and Flip Loans?

The financing should fit the purchase, repairs, and exit.

A fix and flip loan is short-term financing for an investment property that will be renovated, usually with a plan to sell. Some programs may include renovation funds, subject to the lender’s budget review and draw process.

Compare how repairs are funded, when draws are released, and what cash you must bring. We help you discuss the full project with lending partners, including whether a sale or a later refinance is your intended exit.

Questions We Hear a Lot

How do I get a fix and flip loan?

Start with the property details, purchase contract, renovation scope, budget, available funds, and repayment plan. The Funding Clinic can present the project to fix and flip lenders in our network; each lender makes its own approval decision.

Will the loan cover all repairs?

Coverage varies by program and project. Renovation funds may be released through draws after required inspections or documentation. Confirm any upfront cash and reimbursement requirements before accepting terms.

Can I keep the property as a rental after renovation?

Possibly. A long-term rental refinance would require a separate application and approval based on the completed property and lender requirements. Plan for that review before relying on it as your exit.

How does this differ from a DSCR loan?

Fix and flip financing focuses on a short-term renovation project. A DSCR loan generally focuses on a rental property’s income in relation to its debt payments.
